COAST, COUNTRY, URBAN - DECIDE WHERE YOU WANT TO BUY IN JAVEA
The area where you choose to buy a property in Javea will depend on your personal circumstances, needs, interests etc.
If you need to be near or within walking distance of facilities and shops then your choice will be between the OLD TOWN, THE PORT AREA or THE ARENAL AREA and just beyond. These areas will mostly offer apartments - many with great views, pools and parking. However, parking in the old town and the port area can be problematic. There are Spanish schools in these areas as well as medical facilities (but no hospital)
Beyond these areas are private individual plots and properties and many urbanisations and housing developments offering property possibilities of all categories. Some quite a distance from shops and facilities, offering a quieter ambience. It may be you want to be closer to educational possibilities both private and public. Those who want to be near Javea Golf Course might consider areas within easy reach such as Villes de Vent, La Mandarina, Lluca, Rafalet and many others off the road leading out of Javea towards Benitachell. Or Montgo area within easy reach of La Sella Golf Club.
Urbanisations usually offer houses and villas of various styles and sizes but seldom offer apartments. They often offer communal or shared swimming pools and sports areas. Properties with shared facilities will have compulsory regular charges, often monthly, to cover all facilities and services including cleaning and gardening where applicable
One of the longest established and prestigious urbanisations is TOSALET where peace and quiet prevail whilst being well situated for all facilities, including beaches. This also applies to the neighbouring area of CAP MARTI.
Another popular area of long standing is the MONTGO area where properties are on the lower slopes of the iconic Montgo mountain.
BALCON al MAR offers spectacular views across the Mediterranean, although is some way from facilities, as does LA CORONA above the port.
FINDING YOUR PROPERTY
There are many estate agents in Javea selling property. Do your research. Ask around. Many share portfolios so you may find the same property with various agents and sometimes with different conditions. Don't be afraid to make an offer. All agents should be including the same commission charges.
Drive around. Sometimes properties have their own "For Sale" notices displayed.

TYPES OF PROPERTY IN JAVEA
Are you looking for a resale property to buy in JAVEA, a new build in Javea, a villa or house for sale in Javea, an apartment in Javea or maybe a plot of land in Javea to buy and build on? Near a particular facility? Near the coast? Within walking distance of shops etc.? The list is endless.
Apartments for sale will, in the main, be in the Old Town, the Port or Arenal Beach area. Many new apartments are under construction. There are modern apartments offered for sale with private parking, swimming pools, gyms etc. Older apartments will not normally offer such facilities but, of course, will be cheaper. All apartments have community set ups. often administered by agencies and there will be regular maintenance costs plus various rules and regulations. Many new apartments do not allow apartments to be rented out - something to watch out for if that is your intention. Some years ago the council introduced a 4 storey limit on buildings, down from an earlier 5 level law. You will see some higher apartment blocks that were built long before height restrictions came in.
Seafront properties, mostly apartments or townhouses, are to be found from the port, along and past the Parador Hotel, right along Arenal beach and on to Cala Blanca. Not all are firstline.
Older Villas in Javea are often of a similar style - either one level bungalow style or, more often, with living area on top floor and garage and storerooms beneath (creating an opportunity for development of the lower area). Most will have beamed ceilings and wooden shutters, an older style kitchen and a couple of bathrooms. Some may have been updated. Others provide an opportunity to modernise and incorporate your own preferences.
Newer Villas can be really modern with floor to ceiling windows, larger rooms etc. but, of course, come at a price. Some are super luxurious. Others more modest.
Remember to factor in gardening and maintenance costs, especially if you are not going to be living in it all year round or are not able to do all the gardening, pool cleaning etc. yourself.
Plots of land may be an enticing idea but it is vital to make sure the plot is classified for residential building and to delve into the possibility and the time factor in securing a building licence - which can sometimes be quite a lengthy process. Individual plots are for sale as well as plots in areas already designated for housing with the infrastructure, such as electricity, roads, lighting etc. already in place. Use of an authorised architect is required. There are also regulations on individual buildings, including height restrictions.
Buying bank repossessed properties is another option but may have debts that need resolving.

Property in Javea is not cheap - reflecting the popularity of the town.
Normally a small deposit is required to take the property off the market whilst you have proper researches carried out before making a final decision.
COMPLETION OF PURCHASE
You will need the services of a lawyer to see to all searches of the property to eliminate the possibility of any outstanding problems etc. Again do your research when choosing a lawyer. Just because they speak your language fluently doesn't always mean they are the best . Look for someone well established with a good track record.
Mortgages from Spanish banks are available for qualifying purchasers and properties.
When searches have been made and everything found to be satisfactory then an agreed deposit will have to be made and a date set for completion.
The purchase transaction has to be carried out by a Notary who will scrutinise and explain every aspect of the transaction before overseeing its accuracy, agreement and completion. The property deeds will have to be registered but you will be given a copy until the originals become available.
